MISSING MIDDLE MULTI-UNIT RESIDENTIAL
In the North End of Halifax and the centre of the Hydrostone Neighborhood are four adjacent lots on which four duplexes were built. Gently occupying the lot, 4 became eight 2&3 bedroom homes, seamlessly stitching into the current fabric of the neighborhood.

The goal was to implement “Gentle Density” by building eight two-storey single-family homes on four vacant lots, showing how modest increases in density can fit into established neighbourhoods without compromising their character.

This project showcases innovation at both urban and architectural scales through thoughtful design and construction. Materials were chosen for efficiency, durability, and aesthetics. Key strategies included using Insulating Sheathing and Structural Insulated Panels (SIPs) to reduce thermal bridging, streamline trades, and speed up construction. LSL rim joists enabled resource-efficient methods, such as wider stud spacing and eliminating headers. Phased construction of the eight houses allowed each to serve as a prototype, improving the process and outcomes over time.

Bareland condominium

Initially built as duplexes, the bare-land condo registration allowed for the units to be subdivided and sold individually.
